What do I have to do to purchase a house from a private seller without a realtor?

I am a first time home buyer and I know someone that is selling their house. He has not listed it yet and I am interested in purchasing it from him. He does not want to pay realtor and this helps to keep the price lower than it would be with a realtor. I am wondering what steps I have to take to make this safe and legal and where I can find this information.
